LA FINCA MADRID
Industrialized Parametric Facade
February 2022
La Finca features a parametric prefabricated façade system composed of 325 modules, with lengths ranging from 4.00 m to 1.40 m, extending along a total façade line of approximately 1.13 km. Each module is defined through algorithmic processes that control its geometry, structural logic, and fabrication parameters, enabling precise adaptation to the building’s alignment while maintaining the strict tolerances required for industrial production. The system integrates dedicated substructures and auxiliary components tailored to each module, which are also generated algorithmically, ensuring consistent quality, minimizing repetitive manual operations, and providing full traceability throughout the production chain.
Additionally, the following tasks have been developed:
Coordination of multiple 3D models, including clash detection, reporting, issue tracking, and communication with third-party suppliers.
Redefinition, optimization, and rationalization of the original geometry to enable an industrialized manufacturing process for the façade.
Design of the auxiliary structural system supporting the modules.
Preparation of shop drawings for the manufacturing of the façade modules using 1 cm Krion panels.
Preparation of construction drawings for assembly and on-site installation.
Bill of quantities for each module (Krion sqm, structural linear meters, joints, screws, welding lengths, etc.).

Fabrication Model
A fabrication model is developed to integrate all discipline-specific information required for the precise manufacturing of the façade system. Each component is modelled individually to ensure geometric accuracy, verify construction feasibility, and validate the overall aesthetic performance. The model consolidates fabrication tolerances, substructure configurations, and assembly logic, enabling consistent coordination between design, production, and on-site installation.
Construction Site Pictures
The prefabricated modules are manufactured in a factory and assembled directly on site. Those pieces are produced using digital tools from the 3D model, so the geometry employed for fabrication purposes is the same as the one used for construction drawings. Furthermore, the 3D model represents a digital twin of the construction site allowing us to predict problems and improve assembly efficiency.
Prefabricated Modules
Each façade module is developed as an individual digital entity—325 unique elements in total—while operating within a shared set of construction and assembly constraints that govern the entire system. Algorithmic procedures are used to generate the geometry, structural logic, and fabrication parameters of each module, enabling a high degree of geometric differentiation without compromising manufacturability. This approach ensures fabrication-aware outputs, reduces the need for manual adjustments, and enhances the efficiency of both off-site production and on-site installation. Each module is supported by its own set of shop drawings, bill of quantities, and a structured naming and tracking protocol, providing full traceability throughout the design-to-fabrication workflow and facilitating accurate coordination and cost control.
